Why the company is built this way.

Ber Wilson is not a general contractor that also does a few other things. It is a platform designed so that a project can be originated, funded, built, powered, and operated without ever leaving the company.

That structure is a deliberate answer to a specific problem, and this page is the argument for it.

Originate to operate

The lifecycle, end to end.

    We find and assemble the site, and take the entitlement risk ourselves rather than inheriting someone else's.

    Structure

    We underwrite the project the way a lender does and build the capital stack around what the asset can actually carry.

    Fund

    Debt, equity, public participation, and incentives, arranged before construction dollars are committed.

  4. 04

    Build

    Ground up delivery with the steel and the MEP self-performed, so the critical path is ours to control.

  5. 05

    Own

    We hold assets rather than only building them, which aligns us with how the building performs after turnover.

  6. 06

    Scale

    Repeatable systems, a manufactured structure, and a standing trade base let the same model run again on the next site.

Why vertical integration, and why it is not just a word

Almost every builder says they are integrated. Usually it means they have a preconstruction department.

For us it means something specific and checkable: we originate the deal, we structure the capital, we manufacture the structural steel in our own plant, we staff the mechanical, electrical, and plumbing crews ourselves, we can generate the power on site, and we stay in as an owner afterward.

The test is simple. Ask which parts of the critical path a company can fix on a Saturday without a change order and a negotiation. That answer is what integration actually buys.

The critical path is in house
Structure and MEP are the two scopes that decide whether a schedule holds. We perform both, so a lagging area gets more crew instead of a claim.
The estimate is a cost, not an allowance
For self-performed scopes, our preconstruction number is our own production cost. There is no subcontractor risk premium buried inside it.
The schedule is a production decision
When the structure is manufactured rather than purchased, lead time is something we schedule rather than something we are quoted.
We are still there afterward
Holding assets means operating cost is our problem too, which changes what we recommend during value engineering.

The thesis

Sovereign cities

The infrastructure this country runs on was mostly built between 1930 and 1975, and it was built for a smaller, less electrified economy. Rebuilding it project by project, on utility timelines and municipal budget cycles, is not going to close the gap.

Our thesis is that the unit of development is becoming the community rather than the building: places with their own generation, their own infrastructure, their own housing supply, and their own employment base.

A community that generates its own power is not exposed to an interconnection queue. One that manufactures its own housing structure is not exposed to a framing labor shortage. That is what we mean by sovereign, and it is the reason the platform is built the way it is.

Energy independence
On-site generation and microgrid capability, so a community's growth is not rate limited by a transmission upgrade it does not control.
Housing supply
Manufactured steel housing systems produced at volume, so attainable units can be delivered at a cost that works without permanent subsidy.
Job creation
Manufacturing and skilled trade employment located in the community being built, rather than imported for the duration of a project and withdrawn.
Infrastructure ownership
Roads, utilities, and power owned and operated for the long term by parties with an interest in how they perform.
