Land and entitlement
Site selection, due diligence, zoning, and the long negotiation with a municipality that decides whether a project is possible at all. We carry that work ourselves rather than inheriting someone else's entitlement risk.

Capital structuring and underwriting
We underwrite the project the way a lender does, then structure the stack to match: debt, equity, public participation, and the incentives available in that jurisdiction.
Because we control construction and self-perform the critical path trades, our cost basis is a real number rather than a bid we hope holds.
